Spring Break Damage Deposit

 Upon arrival, you will be required to deposit with Emerald View Resorts a damage deposit in the amount of $500. This must be paid in cash. Credit cards or checks will not be accepted.

After the unit is inspected and found in good condition you will receive your deposit back. If the unit was damaged in any way, your damage deposit is forfeited, and Emerald View Resorts reserves the right to seek further compensation based on the extent of the damage.

Cancellation Policy

• If canceled 14 days or more prior to your arrival date, all money paid in will be refunded less a $50.00 cancellation fee.

• If canceled 13 days or less prior to your arrival date, all money paid will be forfeited.

Age Policy

There must be at least one person 21 years of age to rent and stay in one of our vacation rentals.  If you are underage, you will not be permitted to check in.  If we find that person is not staying in the unit throughout the stay, the entire room will be evicted from the property.

Check In/Out Policy

Check-In begins at 4pm. Check out is by 10 am. Do not go to the condo prior to check-in time as this can delay the cleaning process. Late check-outs are $50 every half hour.

  We do not refund for early departures.

Guests Visiting On Property

There are time periods throughout the year that some resorts do not allow guests onsite that are not registered to that resort.   Please check with the security/property patrol at the resort you are staying at. This is something controlled by the Resort itself, not us as a management company.

Scooters, Golf Carts, Trailers, etc

No scooters, golf carts, trailers, RV’s, camper’s or buses are not permitted onsite.  Each Resort’s security/property patrol will ticket and/or tow any unauthorized vehicles in their parking lot. Please make certain you have a parking pass with the information displayed in case someone needs to reach you.

  Vehicles not parked in designated parking areas will be towed at the owner’s expense.

Quiet Time

Most Resorts in this area have a quite time of 10pm – 8am. Please check for specifics for the resort you are staying at. 

Room Amenities

We provide an initial supply of toilet paper, hand soap, dishwasher packet and garbage bags.  If you will be staying several days you will need to pick up those items for the remainder of your stay.

Smoking 

   All of our vacation properties are non smoking. There will be a $250.00 fee assessed if we find that the unit was smoked in. 

Pets

Pets are not permitted in any of our vacation properties.  There will be a $250.00 fee assessed if we find that a pet was in the unit.  The pet will need to be removed or the guest is required to check out immediately.
